RP Data and Pricefinder both help you research Australian property. For a buyer, the useful question is whether the report gives you recent, relevant evidence for the property you want—not which platform produces the highest price estimate.
This guide compares their published features and explains how to use a report when planning a purchase. It is not a head-to-head accuracy test. Find A Better Rate offers RP Data reports; we do not offer Pricefinder subscriptions.

Why might two property reports show different values?
Estimates can differ when the information, comparable sales or modelling assumptions differ. A renovation, unusual layout, poor condition or a very small number of comparable sales can make a property harder to assess. A higher estimate is not evidence that a report is more accurate.
For example, a nearby three-bedroom sale may look comparable until you discover it has substantially more land, a new renovation or a different title arrangement. Read the underlying evidence rather than averaging two headline numbers.
A buyer’s five-point report checklist
- Confirm the property: check the address, dwelling type, recorded features and land size against the listing and your inspection.
- Check the dates: distinguish a recent settled sale from an old transaction or an advertised asking price.
- Assess the comparables: compare location, condition, accommodation, land and property type. Note what makes each sale better or worse than your target.
- Read the estimate carefully: look for a range, confidence information and the date of the estimate where provided.
- Keep your finance limit separate: a report does not establish how much you can borrow or how much cash you need to complete the purchase.
Is an RP Data or Pricefinder report a bank valuation?
A property research report is not, by itself, confirmation of the valuation your lender will accept. The lender determines its valuation requirements for the application. If its accepted value is below your agreed price, your required cash contribution or lending options may change.
Before committing, review your borrowing power, purchase costs and finance conditions with the relevant advisers. A report also does not replace building, pest or legal checks.
Which report should a first home buyer use?
Start with a report for the actual address and check whether the evidence answers your questions. For a single purchase, you may not need an ongoing professional subscription. If reports disagree, investigate the comparable sales and missing details instead of stretching your budget to match the higher estimate.
