The short answer

Can medical professionals get an LMI waiver?

Some lenders publish LMI-waiver policies for eligible medical and healthcare occupations. The maximum LVR and conditions can differ by role: doctors, specialists and dentists may be treated differently from nurses or allied-health practitioners. Current registration, income, property and credit criteria still apply.

Assess the whole application

Medical income needs the right lender interpretation

A strong income does not help if it is documented in a way that the selected lender will not accept. Career stage, employment type and registration can affect the assessment.

  • Match your exact occupation and AHPRA or other registration to current lender criteria
  • Present rostered overtime, allowances and income from multiple employers accurately
  • Separate profession eligibility from serviceability and credit approval
  • Compare a smaller deposit with the repayments, fees and flexibility of lower-LVR options

Doctors in training

Interns, residents and registrars may have base salary plus rostered overtime or allowances. Policy and evidence requirements should be checked before application.

Specialists and dentists

Some published policies include specialists and dentists at higher LVRs, subject to registration, loan-size, property and credit criteria.

Nurses and allied health

Selected roles may qualify under certain lenders, often with different income thresholds or LVR limits from medical practitioners.

Practice owners and contractors

Profession eligibility does not replace self-employed verification. Business structure, tax returns, distributions and liabilities may still determine borrowing capacity.

Compare the policy fit

Published medical policies can differ by occupation

Two healthcare professionals with similar incomes may face different eligibility thresholds because lenders define acceptable occupations and evidence differently.

Common questions

Clear answers for Victorian professionals

Do interns and registrars qualify for professional home loans?

Some published lender policies include hospital-employed interns, residents and registrars, but definitions and evidence requirements vary. Registration, employment and the complete application must still meet policy.

Can nurses receive an LMI waiver?

Some lenders publish waivers for eligible registered nurses, often subject to an income threshold and lower maximum LVR than certain doctors. Always verify current conditions before relying on a waiver.

Can overtime and allowances count toward borrowing capacity?

They may, but lenders differ on the percentage accepted and the history or documents required. A roster, year-to-date payslips and employment confirmation may help establish that income.

Are dentists and veterinarians included?

Dentists appear in several published medical-professional policies. Some lenders also include veterinarians, sometimes under different LVR or income rules. Exact occupation and registration criteria apply.

Can a self-employed doctor use a medical-professional policy?

Potentially, but the lender will still assess the business or practice income under its self-employed rules. The professional concession and income verification should be reviewed separately.
