What to look for in your property report
Property details
Check the address, property type and recorded features against the listing and your inspection. Records may not reflect recent changes.
Indicative value
Read any estimate, range, date and confidence information together. An estimate does not guarantee a sale price or the value a lender will accept.
Sales history
Check the dates and circumstances of previous transactions. An older sale alone does not establish the property’s current value.
Comparable sales
Compare location, size, condition and sale date. A nearby sale may involve a very different property.
Buying? Use the report alongside your borrowing-power review. Refinancing? A lender may obtain its own valuation when assessing your refinance application.

Do I need an RP Data login to request this report?
No. You submit the property address to Find A Better Rate and we arrange the available report. This does not create a Cotality account or provide access to the RP Data professional platform.
What is the difference between a free report and RP Data pricing?
The report offered here is free through Find A Better Rate. RP Data platform subscriptions are separate products supplied by Cotality, with their own pricing, access and terms. Check Cotality for current plans; we do not supply platform subscriptions.
Will every report include a property value estimate?
No. The fields and estimates available depend on the property and data coverage. Recent changes, an unusual property or limited comparable sales may affect the information. An estimate, where supplied, is not a guaranteed sale price or lender-approved value.
What is included in a free RP Data property report?
Depending on available records, the report may show property details, an indicative value estimate, recorded sales history, comparable nearby sales and local market information. Not every field is available for every property.
Is RP Data free to use?

Is the report a formal valuation?
